Serena is a presale project of three-level buildings in Playas del Coco, Guanacaste. This page explains one feature: the flex mezzanine in the third-floor residences. All project facts come from the developer’s published description at SerenaCondo.com; confirm current details there, since presale information changes.

How to read it as a layout

  • The mezzanine sits above the primary bedroom, so it is a partial level over part of the third-floor unit, not a separate floor.
  • The developer calls it a flex space, which means it is not described as a fourth bedroom.
  • The 15 m² mezzanine is listed in addition to the 85 m² interior, not included in it.
  • Only the top level has it. First- and second-floor residences are the same bedroom and bathroom count without the mezzanine.

Questions worth asking

  1. What is the ceiling height over the mezzanine and over the bedroom below?
  2. How is the mezzanine reached, and what do the stairs look like?
  3. Is the mezzanine open to the bedroom below or closed?
  4. Is the mezzanine cooled, and how?
  5. Does the price differ between floors? The project’s residences page lists both types as “from $318,000”, so ask for the price sheet for the specific residence.

What we do not know: we have not seen the mezzanine in person, and we do not have a section drawing, so we cannot describe headroom or the stair design. Ask the project for a section view.

The project site describes Serena as about five minutes from the beach; we do not describe it as beachfront. Read the full project page: SerenaCondo.com residences. For property questions, our preferred Costa Rica real estate partner is RealtyCostaRica.com.
